A rental is furnished for people who've never seen it before — and judged by photographs first.

Depending on the project, the work can include design direction for each room, furniture and décor selections, sourcing across vendors, purchasing support, delivery coordination and the final styling before photos. You review and approve the selections before anything is bought.

Do You Actually Need a Designer?

Maybe not. Plenty of owners furnish their own rentals, and some do it well. A furniture package gets you filled rooms fast. A property manager handles the listing and day-to-day operation of the rental. Shopping on your own gives you complete control.

What a designer adds is judgment across the whole property at once — and someone to carry the follow-through once the decisions are made.

The decisions stretch across the whole property — sofas, beds, tables, rugs, lighting, artwork and the finishing pieces that make the rooms work together.

Continuity is hard to buy piecemeal. Rooms furnished one purchase at a time tend to read as separate decisions. A plan made up front reads as one property.

Your time has a value too. Most rental owners have a job, a family or both. Handing off the sourcing and coordination is often the whole point.
